using 3dsmax as level editor?

I found nebula device 2 to be a good graphic engine, which use dx9 and hlsl and easy to write new effects. But nebula does not come with a level editor, so I am thinking if it is possible to use 3dsmax as level editor? Nebula has a powerful 3dsmax exporter plugin, but I have not look into it and don't know if it is powerful enough to be a level exporter. Has anybody ever used 3dmax or maya as level editor? How do you handle game related objects such as triggers? And if you know a good open source game engine which has a powerful level editor please tell me. Many thanks!

I am currently trying to write a .X file exporter for 3DS max specifically for level design. It is still far off, but I want to impliment a bunch of things such as lighting controls, sounds (both ambient and area sounds), moving objects within levels and water. Having a problem converting Right handed coordinate system to Left handed coordnate system.
