Lookup to an area of a texture

Dear All, I'm hoping for some guidance please. I have a scene which I'm rendering with orthographic projection to different textures. I'm rendering my town scene from above and from all sides. I'm doing this as I want to approximate very very roughly a global illumination solution. I will use my rendered textures to average the intensity across a certain area of that texture and assign that average intensity to each vertex in my scene depending on how much of the sky or sides i estimate to be visible from each vertex. Now the only thing I'm confused about is how I could perform an area lookup into the texture and get the average intensity of the pixels falling within that area as opposed to looking up a single coordinate. Can someone please give me some assistance? Thanks in anticipation of your help guys.
