Hey there. To make it quick, I'm after a contemporary list of game engines and comparisons. I'm looking into building a game (I'm not the programmer) that's basically a small 3d networked third person action game utilizing MMO mechanics. If anyone can give me any help it would be much appreciated.

After a lot of research, it seems the best licensed engine for our purposes is the Unreal 2.0 engine. However, this costs an enormous amount. Does anyone know of a similar low cost commercial or shareware alternative (same features/capabilities)?
