Which engine for max 500bucks?

Hello there! As the tittle says, I need an 3d game engine, for FPS game with good netcode, physics and tools. It has to be below 500bucks and it would be cool that it ships with source code. The license I'm buying has to be indie/commercial. But the most importantant is that the game engine is WELL documented. So what's your suggestion? well torque fits your needs aside from well documented. It's got okay documentation and some books that are just source code listings.

I haven't actually tried C4. I thought torque was expensive, since is well know. On a second tought I would go for torque.
